Why compare more than one commercial roofer

Commercial roofing is one of the few building trades where two quotes for "the same job" can differ by a factor of three, because they are almost never the same job. One bid includes a full tear-off, new polyisocyanurate and a tapered system to fix ponding; the other proposes a recover over a wet substrate that will fail in four years. Unless both are written out in the same terms, price alone tells you nothing.

Texas adds two complications. First, there is no statewide roofing contractor licence, so verifying insurance, manufacturer approval and local track record is entirely on the building owner. Second, after a large hail event the state fills with out-of-area storm crews who sign as many contingency agreements as they can and are gone before the warranty matters.
