Hail on a commercial roof is a delayed-action problem. The impact fractures the insulation board and bruises the membrane over the crater without necessarily opening it, so the building stays dry through the storm and begins leaking months later once thermal cycling has worked the bruise open. On modified bitumen and built-up roofs hail strips granules and exposes asphalt to UV; on metal it dents pans and damages finish and fasteners. Wind damage is the opposite, immediate, and almost always starting at the perimeter, where uplift pressures are highest.
A commercial storm claim is settled on the strength of the inspection report. A useful one contains marked test squares of a defined size in each roof area, hit counts per square, wide and close photographs with a scale reference, core cuts showing whether the insulation is fractured, photographs of collateral damage to soft metals and rooftop units, and the storm date matched to public weather records. A one-page letter asserting damage is not evidence.
