Roof Maintenance & Inspections: what to expect
Nearly every expensive commercial roof failure begins as something a technician could have fixed in
twenty minutes. A blocked drain sump, a split pipe boot, a loose termination bar, a screw dropped by an HVAC crew.
Scheduled maintenance is the difference between a $400 visit and a $40,000 insulation replacement, and, just as
importantly, it produces the paper trail that supports a warranty claim or an insurance claim later on.
What a maintenance programme covers
- Two inspections a year, typically spring after storm season and autumn, plus a visit after any major storm.
- Clearing drains, scupper throats, gutters and overflow provisions.
- Inspecting and maintaining sealant at pipe boots, pitch pans, curbs and terminations.
- Checking edge metal, coping and fastening at the perimeter, where wind failures start.
- Removing debris and checking for punctures along mechanical service routes.
- A written, photographed condition report with recommended repairs prioritised by urgency.
Control who goes on your roof
A surprising share of commercial roof damage in Texas is caused by other trades. A roof access log, walkway pads
along service routes and a requirement that any contractor adding a penetration gets it detailed by a roofer will
prevent more leaks than any product.
It protects your warranty
Manufacturer system warranties commonly require documented maintenance and prohibit unauthorised repairs and
penetrations. Without records, a legitimate warranty claim can be refused on paperwork grounds alone.
