What to do right now
- Identify the system if you can: TPO, PVC and EPDM look similar from a distance but need completely different repair materials and cannot be mixed.
- Photograph the damaged area with something for scale, and note the nearest curb, drain or roof hatch so a crew can find it.
- Check whether the roof is still under a manufacturer system warranty before anyone touches it, an unauthorised repair can void it.
- Keep foot traffic off the area, especially on hot afternoons in Fort Worth when the membrane is softest and most easily punctured.
- If water is entering the building, request an emergency patch now and the welded permanent repair as a scheduled visit.
- Ask any contractor you call whether they hot-air weld and probe-test seams, and whether they are approved by your membrane manufacturer.
How TPO actually gets repaired
Thermoplastic membranes are repaired by fusing new material to old with a hot-air welder, not by gluing or
caulking. A correct repair on a Fort Worth roof means cleaning the membrane thoroughly: Texas roofs collect a stubborn
film of dust, pollen and oxidised surface, scuffing or scrubbing where needed, cutting a patch with rounded corners
and adequate overlap, welding at the right temperature and speed for the day, then probing the entire weld with a seam
tester. Corners get preformed or field-fabricated details, not sealant. Sealant on a TPO seam is a symptom of a repair
done by someone who does not own a welder.
Why TPO fails around here
Three causes dominate. First, mechanical traffic: HVAC, refrigeration and satellite technicians walking a roof with
grit under their boots, dropping screws and tools. Second, heat and UV: high summer surface temperatures accelerate
weathering, and older or thinner membranes lose thickness and flexibility, particularly at the top of the reflective
surface. Third, movement at details, pipe boots harden and split, curb flashings shrink and pull at the corners,
termination bars loosen. Adding a walkway pad system along service routes is one of the cheapest things a Fort Worth
facility manager can do to protect a TPO roof.
Repair, recover, or replace
If the membrane still has meaningful thickness and flexibility and the insulation is dry, isolated welded repairs
are the right answer and can be done indefinitely. If the membrane is broadly weathered but the substrate is sound, a
manufacturer-approved coating or a recover system may extend service life at a fraction of the cost of tear-off, but
recover is limited by code to a specific number of existing roof layers, so an existing recover may force a full
tear-off next time. If the insulation is wet across large areas, replacement is the honest recommendation. Ask for
core cuts or a moisture scan to back up whichever answer you get.
Warranty reality
Most TPO in service today carries a manufacturer system warranty of some length, often 15 or 20 years on larger
commercial installations. Those warranties usually require repairs to be made by an approved applicator with approved
materials, and are typically voided by unauthorised penetrations, chemical exposure such as kitchen grease, and
neglected maintenance. Find the warranty paperwork before you authorise work on a Fort Worth building: it may cost you
nothing and it will dictate who is allowed to touch the roof.
